Why DHA Phase 5 is the benchmark
DHA Phase 5 sits between Phases 3, 4, and 6, with direct access to Walton Road and Defence Road. The plots here were developed primarily between 2008 and 2014, meaning the housing stock is mature (most original constructions are now 12-18 years old) and the trees are tall — visually closer to Model Town than to the newer DHA phases that still feel raw.
The phase is divided into ten blocks (J, K, L, M, B, A, C, D, E, F) plus a commercial core along Sui Gas Road. Block-by-block character varies more here than in any other DHA phase.
Sector-by-sector character and pricing

J Block is the premium residential sector — the highest concentration of original 1-kanal plots, tree-lined avenues, and stable long-term residents. 10-marla houses here trade between PKR 5 and 6.5 crore. 1-kanal between PKR 8 and 12 crore.
K Block is more mixed — a blend of original construction and recent rebuilds. 5-marla houses are common here (rare in J) and trade between PKR 2.5 and 3.5 crore. 10-marla between PKR 4 and 5.5 crore.
L Block runs along the western boundary, with quicker access to Ferozepur Road. Slightly cheaper than K for like-for-like construction. 10-marla houses sit between PKR 3.8 and 5 crore.
M Block is the smallest, newest sector — fewer than 200 plots. Prices run 5-8% above K Block on per-marla basis because of newer construction and tighter community.
A, B, C, D, E, F Blocks are the original residential blocks. Bigger plots dominate — most are 1-kanal or larger. 1-kanal houses in these blocks range from PKR 7 to 11 crore depending on construction year.
Schools and amenities
DHA Phase 5 has three of Lahore's top-rated schools within a 5-minute drive: Lahore Grammar School (LGS) Defence, Beaconhouse Defence, and The City School DHA. Aitchison and LGS-1A1 are a 15-minute drive into the cantonment.
For groceries, Hyperstar at Y-Block (Phase 3) and Carrefour at Phase 8 are both 10-12 minutes away. The phase has its own local Imtiaz Super Market on Sui Gas Road.
Healthcare: National Hospital Defence and Surgimed are both inside Phase 5. Hameed Latif Hospital in the cantonment is 15 minutes away for tertiary care.
What to negotiate on

Three things buyers consistently leave on the table:
- Transfer fees. DHA transfer fees in 2026 sit at roughly PKR 200,000 — 350,000 for a 10-marla. Negotiate who pays — split 50/50 is the market norm but sellers often pay all if you ask.
- Outstanding utility bills. Insist on cleared SUI gas, WAPDA, and water bills before signing biyana. A 20-year-old house with an unresolved Sui gas dispute can cost PKR 50,000-150,000 to clear.
- Furniture and appliances. Many DHA sellers want to take everything. Build the kitchen appliances, ceiling fans, ACs, and curtains into the agreed price — replacing them post-purchase costs PKR 800,000-1,500,000 for a 10-marla.
